Q: I am interested in one of your rental properties. What is the process for moving into this property?
A: First, you will need to schedule a viewing of the rental property. Once you have completed the tour of the desired rental property, you will be able to complete our online application. We want to be sure that you like both the inside and outside of the property you will be moving into.
Q: How do I schedule a showing & what are your office hours?
A: The best way to schedule a showing is via our website or syndicate website partner (example would be Zillow). Also, be prepared to use our online scheduling platform, Showdigs, with the date/time that works best for you. Our office hours are Monday-Friday from 9am-4pm; this remains by appointment only.
Q: When are showings available to schedule?
A: We use our partner Showdigs to offer showings virtually 7 days a week from 10am-5pm. Hours may change based on time of year/season. We will work with you to accommodate your showing time preference, but please consider having a couple alternate times as a backup.
Q: Can I submit an application to be pre-screened?
A: No, unfortunately we do not pre-screen applicants for approval.
Q: How much is your application fee?
A: Our application fee is $45.00 per person. This is a NON-REFUNDABLE fee.
Q: We are a married couple; do we pay one application fee?
A: No, the application fee applies to only one person. Therefore, each person over the age of 18 must complete an application and be placed on the lease.
Q: What is the application process exactly?
A: Our application process begins by having you fill out our online application form. Once completed, and your application fee has been successfully paid, we will run various background checks on all applicants. Verification of rental history and employment will also be determined.
Q: How long does your application process take?
A: We do our best to be complete and thorough with our application process, and our standard processing time is within 24-48 hours.
Q: How do I secure the property so that no one else gets it before me?
A: Once your application has been approved, you will have 24 hours to turn in your Holding Fee. We will not allow anyone else to place money down on this property during that time. The Holding Fee is equal to one month’s rent and is required to be paid online via our Resident Portal.
Q: Is my Holding Fee refundable?
A: Your Holding Fee is only refundable if a change in the conditions of tenancy occurs after we receive your Holding Fee. Your Holding Fee money will be applied towards your total move-in costs. However, if the applicant(s) choose to withdraw their application, your Holding Fee is NON-REFUNDABLE.
Q: What does it cost to move-in?
A: Move-in costs typically include your first month’s Rent and Security Deposit (possibly pet deposits and HOA fees associated with the property). As each property is different, please review the individual web page listing for that property’s Rent and Security Deposit amount. All deposits are refundable. All fees are non-refundable.
Q: What is your pet policy?
A: The acceptance of pet(s) varies by property; please review the individual web page listing for that individual property description.
Q: How much is the pet deposit?
A: Our typical pet deposit is approximately $500.00 per cat and $500.00 per dog. Your pet deposit is fully refundable, less any applicable pet fee and any charges warranted from the tenancy. Deposit may vary by property so check each listing.
Q: Who pays utilities?
A: Please consult the individual web page listing to determine who pays for the utilities. In most cases, residents are responsible.
Q: How many square feet is the property?
A: Unfortunately, we do not take property measurements due to legalities. However, if the square footage is known, it will be indicated on the web listing.
Q: What is the process if I would like to move-out?
A: We must receive formal notice via our online Resident Portal at least twenty (20) days prior to your move-out date. Then, on the day of your move-out, you’ll be required to return all your rental property keys to our office. Once we receive all of your keys, this will terminate your tenancy.
Q: Do any of your rentals come furnished?
A: No, unfortunately we do not offer any rentals that come furnished.
